An annual service is the cheapest thing you can do to keep a boiler running safely and to keep its warranty valid.

The short answer

Every 12 months, by a Gas Safe registered engineer. Nearly every manufacturer makes an annual service a condition of the warranty, and gaps in the service history can invalidate a claim years later.

What a proper service includes

A thorough service covers:

  • Visual inspection of the appliance, flue and ventilation.
  • Flue gas analysis and combustion check.
  • Gas pressure and flow rate check.
  • Cleaning of key components and the condensate trap.
  • Testing safety devices and controls.
  • A written record of readings and any advisory items.

Landlords

If you let a property, an annual Gas Safety Record (CP12) is a legal requirement covering every gas appliance, and a copy must be given to the tenant. We carry these out across Birmingham and can put you on an annual reminder.
