What is a CP12 and do I need one?

A CP12, properly called a Landlord Gas Safety Record, is the certificate issued after a Gas Safe registered engineer checks every gas appliance and flue in a rented property. If you let out a property with gas, it is a legal requirement.

How often does a landlord gas safety check need doing?

Every 12 months. You must arrange the check within 12 months of the last one and give your tenant a copy of the record, normally within 28 days of the check.

How long does a gas safety check take?

For a typical property with a boiler and a gas hob, allow around 30 to 60 minutes. Larger properties or those with several appliances such as a gas fire and cooker take a little longer.

Is a gas safety check the same as a boiler service?

No. The safety check confirms the appliances are safe to use. A service is a more thorough clean and inspection that keeps the boiler running efficiently and usually keeps the manufacturer warranty valid. Many landlords book both together on the same visit.

What happens if an appliance fails the check?

We explain exactly what the issue is and how serious it is. Where an appliance is immediately dangerous it has to be disconnected, with your permission, and we will quote to repair or replace it so the property can be certified.

How do I get the certificate?

We email a digital copy directly to you, usually the same day, so you can forward it to your tenant or letting agent straight away.
